Program Overview

The Winward Lakes Resident Referral Program rewards current residents who refer qualified buyers to our community.
When a referral results in the purchase of a new home at Winward Lakes:

  • The referring resident receives $5,000 

  • The new resident (referral) receives $5,000 
     

All referrals must follow the guidelines below to qualify.

Eligibility Requirements

Referring Resident Must:

  • Be a current registered resident of Winward Lakes 

  • Be in good standing with the community 

  • Submit referral before the prospect has contact with the sales office

Referred Buyer Must:

  • Be new to Winward Lakes (no prior visits, inquiries, or registrations) 

  • Meet all community residency requirements (55+ and background screening) 

  • Purchase and close on a qualifying new home 

Referral Registration Rules

To qualify for the referral bonus:

  • Referral must be registered in advance 

  • Registration must be submitted through the official form (online or office) 

  • Only one referring resident per buyer will be recognized 

  • In the event of multiple claims, the first recorded submission will be honored 

  • Verbal referrals do not qualify 

Qualifying Purchase

The referral bonus applies only when:
•    The referred individual purchases a new home from Winward Lakes inventory 
•    A signed purchase agreement is completed 
•    The transaction proceeds through full closing 

Bonus Payment Terms

Each qualifying party receives $5,000 

  • Payment is issued within 14 days after closing 

  • Payments are made via: 

  • Check or approved method determined by management 

  • Referring resident must be in good standing at time of payment 

Important Conditions

Referral program applies to new home purchases only 

  • Not valid on resales or private transactions 

  • Cannot be combined with other promotional incentives unless approved 

  • Program is subject to verification and approval by management 

  • Winward Lakes reserves the right to: 

  • Modify or discontinue the program at any time 

  • Deny any referral that does not meet requirements 

Tax Disclaimer

Referral bonuses may be considered taxable income.
Recipients are responsible for any applicable taxes and reporting.

How to Register a Referral

Submit Your Referral:
•    Online via the Referral Form
•    In person at the office

Referred Individual:

  • Email 

  • Relationship (friend, family, etc.) 

Acknowledgment

By submitting a referral, you acknowledge that:

  • You have read and agree to all program terms 

  • You understand eligibility requirements 

  • You confirm the referral is new and has not previously contacted Winward Lakes
